Our Process
Building Your Dream Home in 9 Steps
Initial Consultation
We dive deep into your goals, audience, and Begin with an informative meeting with your Designer Homes specialist. Together, we'll review lot options, lifestyle needs, design inspiration, and budget. Your specialist will guide you towards styles and concepts that align with your vision and help you feel confident moving forward. Once you have had time to process the information shared in this meeting and you're ready to move forward after the first consultation meeting, a design deposit will be collected to start the custom design process on your very own home plan, the deposit will be credited toward your final purchase price.
Floor Plan Design
This is where Designer Homes truly stands apart! You'll meet one-on-one with our in-house architectural designer to collaboratively design a home that's thoughtfully tailored to you. Whether you choose to start from a fully custom floor plan or select one of our pre-designed plans to customize, every layout is refined around your lifestyle, design preferences , and the way you live your life day to day.
We take the time to intentionally plan each room, flow, and detail so your home feels cohesive, functional, and uniquely yours. This collaborative design process typically takes one to three personalized meetings, allowing ample time to refine details and ensure every space is carefully planned before construction begins.

Curated Design Selections
Your designer coordinates selection meetings at our various trusted partner showrooms as well as our very own main office showroom, guiding you through finishes and materials with ease.
You'll also be introduces to Buildertrend (BT), our project management platform that keeps your floor plan, selections, schedule, and communication all in one place. BT allows you to easily communicate with our team and stay informed throughout the building process.
Construction Begins
While construction begins, your designer continues to guide any remaining selections and keep everything on track. As your home nears completion, you'll receive a projected move-in date so you can plan with confidence.
Framing & Electrical Walkthrough
Once framing is complete, you'll have an on-site walkthrough to finalize framing, electrical, HVAC, and plumbing details. Prior to this meeting, you'll receive our Electrical Walkthrough Guide to help you thoughtfully plan each room for both function and comfort.
Final Walkthrough
A detailed final walkthrough is completed with our construction manager, warranty manager, and your Designer Home specialist. During this visit, we'll address any questions, review warranty information, and discuss maintenance expectations to ensure your feel fully prepared for homeownership.
Closing Day
The exciting final step, closing day! Move in and begin enjoying your beautifully crafted Designer Home!
One-Year Warranty Visit
Our commitment doesn't end at closing. Around the one-year mark, our warranty manager will schedule a customer satisfaction visit to ensure your home continues to meet our standards and yours.
